Terms of Service

These Terms of Service (“Terms”) govern your use of Howzilly, including howzilly.com and the Creatini Group Advisory Report at advisoryreport.creatinigroup.com (together, the “Service”). “Howzilly,” “we,” “our” and “us” refer to the Service and the company that operates it. By using the Service, you agree to these Terms. If you do not agree, please do not use the Service.
We are not appraisers
Howzilly is not an appraiser, and nothing on the Service is an appraisal. Our estimates are automated starting points built from public records and third-party data. They are not a substitute for an appraisal, and you should not rely on them for a mortgage, refinance, tax, insurance, legal, estate or investment decision. Only a licensed or certified appraiser can appraise a property. An opinion of value from a real estate agent is not an appraisal either.
Estimates are informational
Estimates can be wrong. Public records and third-party data can be incomplete, out of date or inaccurate, and no model sees everything about a home. We do not guarantee any estimate, range or figure, or that a property will sell for any price.
Connecting you with a local agent
If you choose, Howzilly can connect you with a local, licensed real estate agent. It is always your choice: you decide whether to ask for a reviewed report or an introduction, and whether to invite an agent to review your property details and estimate. You are never required to work with an agent, and any agreement you make with an agent is between you and that agent.
Agents are independent third parties
We aim for every introduction to be a positive experience, but the agents we connect you with are independent third parties. They are responsible for their own advice, recommendations, services and conduct. Howzilly does not supervise, control, endorse or guarantee any agent and, to the fullest extent permitted by law, assumes no liability of any kind for what an agent recommends, says or does.
How we contact you
If you share your contact details, we use them to respond to your request, as described in the consent you give when you submit it. Automated or AI-assisted calls and texts happen only if you separately opt in, and you can opt out of texts at any time by replying STOP. Consent to automated contact is never a condition of receiving your estimate or report.
Not professional advice
Nothing on the Service is legal, tax, financial, lending or investment advice. Please talk to a qualified professional before making those decisions.
Using the Service
Use the Service for your own lawful, personal purposes. Please do not scrape or copy the Service or its data, query it with bots or other automated tools, get around its security, rate limits or human checks, resell or republish estimates, or submit someone else's contact details without their permission. We may limit or end access for anyone who misuses the Service.
Third-party data and services
The Service relies on third-party data and services, such as property-record and mapping providers. We are not responsible for their accuracy, availability or terms.
Our content
The Service, including its design, text, software and estimates, belongs to us or our licensors. You may view and use it for your own personal, non-commercial purposes.
Disclaimer of warranties
To the fullest extent permitted by law, the Service is provided “as is” and “as available,” without warranties of any kind, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.
Limitation of liability
To the fullest extent permitted by law, Howzilly will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss arising from reliance on an estimate or on any agent's advice or recommendations. Our total liability for any claim relating to the Service is limited to one hundred U.S. dollars ($100).
Changes
We may update the Service and these Terms from time to time. When we change these Terms, we will update the date at the top of this page. Continuing to use the Service after an update means you accept the updated Terms.
Governing law
These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-law rules. Any dispute relating to the Service will be resolved in the state or federal courts located in Massachusetts.
